Design Challenge: To deliver much needed multifamily housing, including homes for an under served seniors market, on an environmentally sensitive waterfront site defined by a riparian creek, a protected bird sanctuary, and a mature tree canopy. The challenge was to introduce this density without compromising the natural systems that define the site, while preserving its exceptional views toward the ocean, Mount Baker, and the Olympic Mountains.

Our Solution: The building is arranged in a Z that creates a clear vehicular entrance to the north and a sheltered, sunny courtyard to the south. Massing steps down toward the water, setting ground oriented townhouse and villa units at the shoreline while taller volumes tuck behind retained mature trees. Environmental protection is built in through enhanced creek and shoreline buffers, near complete tree retention, and reuse of the site's existing sheet pile shoring to avoid new excavation. A diverse unit mix and generous amenities, from a rooftop lounge and deck to a courtyard facing fitness room, outdoor kitchens, and resident food gardens, create a livable, community oriented building.
