Design Challenge: The primary challenge was to preserve, and even strengthen, the unique atmosphere of Cultus Lake while accommodating over 300 new living units. Any proposal needed to respect the existing character and natural qualities of the site, while also adding long-term value to the community. Balancing these goals with practical considerations of development and construction feasibility was essential.

Our Solution: Our approach to the masterplan was to identify the core elements and placemaking qualities that define Cultus Lake. From these, we established clear design principles that honour the area’s character while remaining pragmatic enough to guide site planning, constructability, and long-term flexibility. The plan promotes car-free movement, versatile living, and a thoughtful gradient of density organized around three distinct community areas. Together, this framework allows the project to celebrate its context while moving forward in a feasible, functional, and well-resolved way.
